Start With the Size Conversation
Clearing a full house is a different job from clearing a garage. Decades of life in every closet, and most of it has to go somewhere in a week or two. The houses we see around Columbia, Camden, and Lugoff almost always need the 30-yard dumpster, and the packed ones need a swap partway through.
A 30 holds roughly the contents of a full three-bedroom house. If the attic, the shed, and the crawl space are loaded too, plan on the swap up front. It's one phone call and the fresh dumpster arrives as the full one leaves, so the crew never stands around.
Work One Room at a Time, Front to Back
Every estate cleanout that stalls, stalls the same way: five rooms half-done. Pick the room nearest the door, finish it completely, close the door, and move to the next. Counting closed doors is a better progress measure than looking at the dumpster, and on a job this size steady progress beats any clever sorting system.
Keep a single staging spot for things the family wants to look at. Everything else walks straight out to the dumpster. Papers and photos get a single container by the door to go through later, not a sorting session in the hallway at 9pm.
The Stuff That Trips People Up
Mattresses can't go in the dumpster, and an older house might have four of them. Same for the fridge, the freezer in the garage, paint on the workbench shelf, and the tires behind the shed. Plan one separate run to the county drop-off for that list and the rest of the job stays simple.
Dressers, couches, carpet someone wants pulled, old paneling, boxed dishes nobody claimed: all of it goes in. Load the heavy flat pieces first and the load rides lower and safer.
If the House Is Selling on a Deadline
A lot of estate cleanouts around Columbia and Camden run against a closing date, and that changes the order of operations. Book the dumpster for the first weekend, not the last one. The common mistake is spending the early weekends deciding and the final weekend hauling, which is exactly backward: once the dumpster is in the driveway, decisions get faster because there's somewhere for the answer to go.
Realtors ask us about curb appeal during the listing, and the honest answer is that a dumpster in the driveway for one focused week reads better to buyers than a garage visibly stuffed to the door for a month. If the family is spread out and working the house in shifts, the 14-day window covers multiple trips, and a swap in the middle covers the houses where one 30-yard turns out not to be enough. Call Zack with the closing date and we'll work the schedule backward from it with you.
You Get 14 Days, and You Can Breathe
Every rental includes 14 days, which is enough to clear a house on weekends without renting twice. If the family needs longer, tell us and we'll work out extra days. When it's done, the booking page or a call to Zack gets the dumpster picked up, usually the next day.
